The five most common mistakes we see with asphalt and concrete

Keeping up with your property’s asphalt and concrete maintenance can be challenging and even overwhelming at times. To help you prevent unnecessary injuries, keep repair costs down, and stay ahead of major damage, we’ve compiled a list of the five most common mistakes we see.

  1. Not maintaining sealcoating: To extend the life of your asphalt, be sure to have it resealed very 4-5 years. Not sealing at all or waiting too long to seal can shorten your asphalt’s lifespan, and cause water to seep into the damaged areas. If asphalt shows signs of excessive wear and tear like cracks or fading, it’s a good idea to contact a professional and have it sealed sooner.

  2. Missing or faded fire lane curb painting: Fire lanes are important to ensure safety and provide access for emergency vehicles. Missing or faded paint can make it difficult for drivers to identify fire lane areas, leading to emergency spaces being blocked or inaccessible.

  3. ADA and road signage installed inappropriately: Poorly installed ADA or road signs can impair visibility and functionality, and potentially lead to accidents or injuries. If you’re unsure that a sign is installed appropriately or is at the correct height, it’s always best to have it double checked.

  4. Fixing potholes in large alligatored areas: Cracks from alligatored areas can spread into the repaired pothole and should be addressed right away. Unfortunately, alligatored areas cannot be patched and instead require milling & repaving. Contact a professional to assess your property before small cracks become major damage.

  5. Plumbing repairs not appropriately filled and paved: The absence of proper backfilling and paving can lead to unstable or sinking ground in the area of the repair, leading to damaged pipes and on-going leaks. Inadequate backfilling can also cause pipes to be exposed to the elements, causing erosion or damage from cars.

Of course, there are many other things to be aware of when it comes to maintaining your asphalt and concrete. If you’re unsure of what maintenance, upkeep, or repair is needed, give our team a call and we’d be happy to evaluate!
